Okay guys, you ready for next? I'm here with Jeff Arian. He is the guy behind this beautiful architect from this development, from these houses. Jeff, if you could please walk us through this beautiful, nice model over here. >> First of welcome to Fire and Federated to Lakefront Estates. We really appreciate you coming. This actually is called the Villa, not the Villa XL. This the villa. The villa is about 4,800 ft in usable space as it stands today. So, let's go walk through the villa. Let's take a look at that. Fri coming inside. Let's walk through this house. So, we're going to start at the kitchen. >> Wow. >> Let's start at the kitchen. This is the kitchen. Full kitchen. Very, very large kitchen with beautiful window space. >> Modern up to date. >> First, first of all, look at the look at the sky. That's why you have to look at the sky from the window. >> This is unbelievable. Boat. My boat. My boat. >> And also place to sit on the island. A real space to sit on. >> So, this is included in every model. This is >> there's different levels of there's two levels of kitchen that there's they're going to give an option of kitchen one or kitchen two but the size kitchen staying the same. Okay. Talking about a dining area as well as a little small space here which is meant for a play small mini playroom area. But what you don't see behind that couch is that already embedded in that couch is all space and installment for a passover pass kitchen already installed for plumbing work. All the items there. Now let's going to walk through the next space in it. And this here is the >> dining room. >> Dining room and living room space. Look at the size of this space. Look at the amount of windows they have. >> Wow. And look at the windows. >> Look at this. Magnificent. >> And it's huge. >> This is so when someone has me from a baby here and they can make a nice bris. They can have the whole the whole town could come in and they can >> absolutely on the first one you walk in. You have a coat closet right when you walk in. But also you have a powder room which is obviously designed specifically for from which is designed where you have a secondary outside sink where the sink's not inside the bathrooms. You have the door to the actual toilet and a secondary sink which is outside of it and then you have the toilet in there. Now if you go this side as well when you go through here this is the villa we're going to go through. You have a nice storage closet underneath the staircase here for large suitcases and other things of that sort. As well as you have a nice swarm room here. Now we didn't put any bookcases up but a very very nice swarm room. Swam Davka designed and taking into account this component here as well as a very very large closet here for more storage space >> and this is the garage >> and this is the garage which people could do with as they see please. Now as you go up you see first this magnificent staircase but if you look here you see this magnificent double height space in this space and look at the amount of light coming in from the space because of the windows. This brings in a ton of space and the space opens up the whole house. Makes it makes it feel much more inviting. And the stairs if you feel you walk up the steps and that bar was nice and comfortable. >> So open the layout look open to the front, open to the entrance way. >> On this floor we have five bedrooms. We have an on suite two bedrooms as well with a bathroom there. The bathrooms are designed by Davka from Formid like we show downstairs. You have your sink outside the actual bathroom and then you have your toilet and sink and tub in there. You have two bedrooms. This is on suite >> one and then two guys one second. I want to show you this beautiful view over here from the bedroom. Look at this stunning. All right, Jeff. And look double. >> Look at the size of this space. >> And we keep going. We have here a a linen closet. Again, a on suite a bathroom as well for the rest of the bedrooms that on the floor. You have another bedroom here. Full bedroom here. Another full bedroom here as well. All have very nice closet space. >> Sh. Everybody think of this as a second house. Second home. >> Then here's a very very large closet >> as well as a massive laundry room. This is a laundry room. Full size laundry. >> Nice. >> Love it. I think this is the most important thing to have a large laundry room. People don't know how important it is. >> And then a massive a massive master suite. Okay. Then this is designed as a secondary which is we're calling a baby room/ walk-in closet. depending on how someone wants to use it can fit as a beautiful baby room which is a very nice space as well as the master bathroom which you'll see which is also very nice. You have your master bathroom which again the sink is again is not inside the actual where the tub is but then you walk in you have a very nice shower tub and toilet very nice bathroom >> dining shower and you have a tub over here beautiful place to sit and then a walk-in closet here as well. >> Nice. Jeff, a quick question. I see they're building everything from the first floor from cinder blocks. Why is that over here? >> It's not just the first floor. The both floors are all cinder blocks. And the reason is there's something called airborne termites and we want to avoid any damage within our house. So instead of doing the second floor wood, we daffa did everything cinder blocks for the first floor and second floor that they should last well. Again, obviously we all know that runs the world and Mashia will come very soon, but we're going to have to build as best as we possibly can. F I'd like to introduce you to our starter house which is a ranch. It's a fourbedroom house. It's about 2100 square feet, give or take. It's designed to be as compact as possible to get you four bedrooms in a small space. Let's walk through right now. >> Jeff, what's the starting price of these houses? >> 460. >> Nice. >> So, here you walk into the space. First of all, it's a big open dining room living room space. You can see right outside to the backyard. That's one of the things live. As you come through here, >> guys, look at the view. Look at the view. >> Look at the view. >> First, we have all the houses in the back and then the lake. Ah, it's gorgeous. All right, as well we go into the kitchen area. >> Again, very nice kitchen area. Again, extremely large. You have seating at the edge of the at the edge of countertop also as well as going to be a different package for an upgrade of the kitchen. This is I believe the upgraded kitchen, upgraded kitchen. And then you have no every house. We did this is that you have the space here. We put in all the pipes ready to be set up for a facial kitchen. Can go right in for every single house is the same thing. Going to walk past this way. houses designed all the houses designed with a swarm room specifically because of who we're designing for as well as all of them designed specifically for from houses with a separate kitchen separate sink from the bathroom itself so you can wash your hands outside and this here house you come this way here is a public bathroom again designed with the sink separate from the toilet and tub one bedroom here >> so there's four bedrooms in total one >> bedroom total one oh wow I like it's a whole separate wing from the separate wing. So, it's not not your face. Separate wing. Two bedrooms, three bedrooms. Here is the washer and dryer closet. >> Okay. Side by side washer and dryer closet. >> And the master right over here. >> Then the master suite with a secondary closet, second another closet here, as well as designed specifically with a separate sink area from the >> Wow, look at the tiles. Everything done so beautiful. The flooring, everything procured. It was not easy to get everything procured just right and be able to keep our prices where we wanted to do it. It was not easy to do but we worked everybody the whole team worked extremely hard to be able to get the cost and keep the cost is what we initially tried to promise to really keep that was not easy but it took us a lot of time specifically when the prices went up we worked really really hard to do it and we have to accomplish it. >> Thank you Jeff. Just you understand the amount of square footage we're talking about. This site is 531 acres, which is the same size as Curious Oil. So, you understanding the square footage. >> I said, say it again.
