Sammy thank you Jack um first want to
tell everybody that is uh that zoomed in
and is listening to us today that Jack
swer and Sammy sacka the co-chairs of
the mobu program have put their heart
and soul I know both of them need and
want no recognition but I want everybody
to know throughout the community not
just who's zoomed in today that these
two men have taken this project front
and center to make sure that every
single aspect of this goes well and
smooth for us so that whoever intends on
buying an apartment or two apartments
like I am uh they should know
attorneys accountants the proper people
regarding the timeline and the setting
up of the payments the deposits um how
the structure will work is being
overseen by these two men of good good
intention and good reputation so
everything should go well I have my own
tiny drawback about it and Jack and
Sammy have been told that the timeline
when you hear about it might be for a
go-getter like me and a man of action
might be a Ted longer than I would have
hoped because I would like to see this
unfold and happen quicker than the
timeline so AR me had one little setback
it's the amount of time that they're
telling us with comfort that we'll be
able to decorate and move in have our
home in Israel enjoy it you your
children your parents the holidays all
the time who knows what's going to
happen after Trump in America we don't
know but this will probably be one of
the best investments we can make they've
done everything on the financial side
with the people that are building the
project
they're going to walk through the
details with you about the synagogue the
rabbis our Adam saah customs and
everything that we would expect well
Sammy and Jack are gonna buy homes there
too pen houses but so be it it'll be the
most exciting thing to see so many
familiar names of families from Brooklyn
and deal in the city that are going to
partake in this it just it's going to be
fun it's you know just buying an
apartment in New Isel okay somebody
bought an apartment you're lost but
buying something with the Syrian
Community the way Turnberry started out
the way my wife is in love with pita
because she turns around three of my
sisters are there here we're gonna have
60 70 80 families to look after each
other so I think it's going to be
nothing short of incredible so um that's
how I feel about it uh we reviewed all
the pricing it looks extremely fair for
the market we're in uh it's going to be
built uh our quality kitchens and
bathrooms nothing less than what you
expect in your homes we have decorators
on cols not now but when it comes time
to have them get the keys and come and
help us to decorate our Apartments uh
two bedroom three bedroom I I need
something bigger Sammy needs something
bigger hasem so that's pretty much the
way that we see this unfolding uh I know
people may have questions as they should
about this project um but it has my
endorsement it has my approval it has my
love to our community that these men
I've seen the land I've been there it's
not something you know that I haven't
seen and been to I pride myself in doing
those things because again when we go to
yeshivas and K and Israel you know you
should know the person you should know
where they are the amount of people that
are involved and I'm not veering off
because this is no different this is a
place we're going to put our money bring
our families and live and Israel there's
there's nothing I need more to say about
it than every single family in our
community that could afford it at some
point and these men are delivering the
point should have an apartment in
Israel nothing more nothing less we
shouldn't have a home there it's just a
beautiful Kusa it gets us I don't know
the holidays and weddings and bom
Mitzvah and family events and just going
out with your
um the proximity is wonderful what
they're doing in the neighborhood the
infrastructure that's being built while
we're in our first stage we're in stage
one right uh is unbelievable around us
so I think this is a good thing and I
think the time invested I don't know Sam
you and Jack have 150 hours meetings
multiple meetings with the builders and
The Architects and everybody and the
sizes and we're going to negotiate every
dollar per square foot that we're going
to have our people and it has my
endorsement thank you Harry thank you so
much for your kind words we're gonna go
to Jack to give us some details and then
I will close after Jack and then we'll

saying over there you and your family
and uh your daughters and everything I
heard one of my father's favorite parot
when day you know you go on the holidays
he always buys
we're supposed to come all together to
Jerusalem and I heard you saying that
and everything you do is to so I am
humbled to even be on a zoom with you
and to have you on the team and um I
hope that this project really finds
favor in many of the people on this
zoom's uh eyes let me just share my
screen okay so I would like to start by
thanking everybody uh to took that took
their time out to uh come and tune in to
matu I recognize there are many ve very
important people on the zoom people that
come from very strong and beautiful
families masters of the good name um
people that build community institutions
and that learned from the generation
prior how to do that and um before I
even start this I want to thank each one
of you and tell you that matu is really
a project that you guys all invested in
whether you're going to buy an apartment
in here or not um I want to tell you
that myu my life's mission is a product
of this community because I am a product
of this community uh when my father from
beut and my mother from Venezuela um
came to this community to build a family
this community embraced them with love
like they do for everybody else and the
values that you know we all Shar from
Syria or Lebanon whichever country we
came from it transcended borders you
know we imagine that we left you know
these countries came to United States
cultivated a beautiful community and
then absorbed people that went to even
different countries came here took their
kid to their to your schools that you
know we all built together and the
institutions that we protect each other
with and here we are matu Jerusalem
product of Val
community so I start with the vision of
what mat too's about you know our
community as I said is incredible um
every one of us know what you know what
that feeling is about uh you know that
you have everybody has your back and so
like you know we have everything we need
and contines getting stronger and we
cultivate each other and we love each
other um but then when we go to
Jerusalem we have this feeling also like
wow look at the story the story that
we've been told all of our Lives is
coming to life and everybody has this
feeling of
belonging um and you think what if but
nobody would ever you know contemplate
leaving just the very few very very few
because the reality is we have something
incredible and nobody ever wants to
leave it we want to make sure we're
together so Samy Saka and I along with
Harry's leadership and many others were
able somehow Hashem brought it to us to
be able to fuse those two things the
community that we love and Jerusalem we
have a hub in Brooklyn we have one in
deal and it's incredible we see what's
happening in deal with the DSN and
everything that's happening with it for
our children our children want to stay
in our they don't want to go out because
we cultivated something so special
aventur and now Jerusalem of course we
need Jerusalem in our portfolio this
project which I'm going to show you
today is really fills all the needs of
our
community so before I go into the
neighborhood I want to really highlight
that what we know of Jerusalem today
most of us is such a small fraction you
know we go there Al mitvah we go to the
hotel Zone which is we have the best
time in that zone and that Z over there
you know we know the mamila mall we
think of it in our minds we go to Ben
Yuda you go to King David Street you
know Jerusalem there not many people
venture out of the mud area that's
probably what you know so but then all
the other amazing neighborhoods not many
know this project over here is going to
be give us the ability to really take
over this neighborhood called katamon we
will never be able to do that in
downtown never you can find one or two
buildings that you can build a nice
project and really make it like a core
of let's say the way the suff uh
community in in Manhattan works right
where they have a core in the city it's
another base of ours but to really
absorb the community over time at prices
that can be uh you know managed by the
community we have to find a community
that was going through development that
was ready to be developed it was exactly
at the point to be developed and what's
going to happen here especially with us
being there is going to be
incredible this over here is the bird's
eye view Eagle's eye view of the
community today right the the
neighborhood today it's over here on the
bottom right you can see they're all old
buildings all this is going to be
upgraded but what I really want to focus
on is this beautiful Park it's called
emim it's about 60 Acres 65 acres and
it's protected there will never ever be
built anything here it's also a you know
a nature reserve so you can have deers
and you can have beautiful animals here
and it really allows you to connect to
the to that you know the habit
the way it's really meant to be and when
you read the T and you read the and you
read all these things of and the animals
that stay inam you're going to be able
to walk in this park and really have it
come to life knowing that you're in the
place that it was written you're in the
place that it was written about and you
can start
transposing what the Tor is talking to
you in the place and that's literally
feed away this slide over here that's
that I just spoke about this slide over
here highight lights Kon you can see it
here this is all going to be come down
in the next 10 plus years this
neighborhood will build 10,000 brand new
units and the reason why we love katamon
is not only because of the inventory
that it's going to be able to give uh
you know our community to flow into
whenever everybody's ready but because
of everything that's around it this over
here shows where katamon will sit right
across from katamon which is matu right
here right across po a one minute walk
you can be on the light rail now the
light rail has going to have three lines
that come here so major infrastructure
it's connected to all the major
infrastructure of Jerusalem you'll be
able to hit any neighborhood or any part
of Jerusalem within 10 to 15 minutes and
why is that because obviously you can
see there's major infrastructure that's
all around here so this major
infrastructure that's all around here
will ensure that the government
continues to pour money into this place
year after year and continue to make it
better
because imagine if you're going to have
the nations of the world come to
Jerusalem and they're going to need a
stadium to speak in it probably and most
likely will be the big biggest most
modern stadi in Jerusalem which is this
Stadium right here it can hold I think
30 40,000 people and if you need a uh
you know the nations of the world to
come to Jerusalem for a business
conference and uh you're going to do a
Dubai style let's say and you need a
stadium like will happen here there's
also cultural events that happen here
all the time the tennis center literally
right across from our uh complex has 16
tennis courts they're all modern tennis
courts it's paddle bable there's a place
to hang out over here they're going to
put pickle ball in here soon thus
showing that you know from a from a
athletic side you have all the needs you
have over here you'll see in the next
slide a beautiful Park that was put
down over here is the Mal
this mall is the biggest mall in
Jerusalem already it's going to get
bigger it's going to be 500,000 ft and
it's going to have 260
stores so this mall is not only the
biggest and best but it's going to get
bigger and better over here on the right
you see ha technology Mal this is the
Technology Center what that means is all
the power players that need offices this
is a major Hub it's a power uh location
for business and uh tenants include
high-tech tenants technology tenants
banking tenants this is the main branch
for banki international uh and different
kind of academics again this is the
major Power Center for business in
Jerusalem so if somebody is transacting
in Jerusalem and I have a very big hunch
that in the future many more people will
be attracted to investing in
Jerusalem this shows that this
neighborhood over here is the center for
you know a lot of power business and
obviously here on the top we highlight
that there the gilo forest and the
Biblical Zoo where you can spend time
with your family if you want to walk
there it's about a 25 minute walk you
get on the car it's about a five minute
drive and obviously this is these
forests over here take you again into
the mountains of Jerusalem again going
back to the reality of the Redemption
Redemption unfolding in front of our
eyes and you being able to engage
Jerusalem on such a deep level when you
read the Tor when you read the when you
go with your families and it's literally
few steps from where we want to
establish a with
foothold last two things I want to
highlight here this project is called
Holy Land it's a famous project in
Jerusalem it's really Infamous because
this is the project that eh went to jail
for he took a bribe because they wanted
to build this project but this project
has come no has become known as a very
high-end project they're actually
building two new towers and right now
they're selling those Towers at about 50
to 60,000 meter sh you'll understand
when we talk about prices on hours why
hours is such a good value and the last
thing I want to highlight here is the
Bon Highway this is a major artery in
Israel if people are coming to Israel
and they want to hit the South go to k
hit Tel Aviv go to the north go wherever
you want to go you're L literally a few
minutes away from getting on the highway
whereas if you were in the center of
town the advantage is yes you're in the
center of town but the disadvantage is
it's very hard to get through 30 minutes
of traffic and parking and honking and
all that stuff when you really want to
engage Jerusalem and Israel on this type
of level not on I'm going to a barid for
six days but like I'm really looking to
invest in Israel to see how this future
develops for our community and for us
over here you can see katamon coming to
life all of these projects that are
highlighted over here have been approved
by the building authority to be built so
these are the projects that will be
built over the next five to 10 years and
you can see how again the Sprouts will
will start coming up and why this
neighborhood will be one of the highest
neighborhoods in
Jerusalem here is the zoom in to the to
the neighborhood really the place of
where our project will sit you can see
down here is our logo all of these
buildings will be coming down our logo
this is our project it will sit at the
opening of the neighborhood and really
be like the landmark of the neighborhood
right next door is a project that Africa
Israel is building one of the largest
developers in Israel and they're calling
it so ho Africa Israel they're going to
build five Towers you can see over here
these five Towers will be built over
here you can see in the rendering
there's a park there that Park is
already in the government already put
the money into this park they're putting
the infrastructure down as you can see
there are walking trails and biking
trails that go all the way to talot and
and they all have along those biking and
walking trails parks for the kids and
like exercise Parks so all the way
through you're going to see such a
beautiful like Ambiance where people
love to walk and be outdoors and
obviously when all of these buildings
are new there's going to be gorgeous
retail here that it's going to be
talking to all of these people cafes and
coffee shops and I don't know shake
shops and I don't know what else can
come but really you can see that the
stage has been set to build a very
special
thing the reason why we highlight this
is because you can see it's already
being built over here it's on the sixth
floor it's really today on the eighth
floor this picture is a little old you
go to Israel today also and we encourage
everybody to we can set you up on a tour
on the ground but you'll see that this
already they took down and they started
digging and the last one bario Kai 18
which is right here the reason why we
highlight this one is because it's owned
by the same developers that own our
project that we partnered on with and if
we see a very strong reaction here this
over here can also be customized to our
community's needs and you can see slowly
how we can really cultivate our
stronghold in this
neighborhood this over here is a map of
Jerusalem from the building authority
the circle all the highlights as I said
before are all the projects that have
been approved the circle demonstrates
katamon this is really zooming in
katamon as we could see katamon has the
most activity that's because the
government is spending the most money in
this neighborhood and as you can see
down here the reason that is because
near all the major infrastructure this
is our project these were the projects
that I showed you above but as you can
see there are so many many other
projects that are
approved and there's going to be many
more that become approved here and
that's going to show you that you're can
to have brand new buildings and brand
new streets and sidewalks and Retail and
this whole thing is going to be brand
new and incredible for our
community from the investment
standpoint before I go into the
investment I really want to uh Express
why I'm in this project I really believe
that Hashem is doing something
incredible and he placed Us in this
generation for a reason and and when we
see the Redemption unfolding and then
you read the words of the tanak you can
really understand that it's a calling
today to do it because we can do it this
the proof is here we could do it it's
not something like a dream we can take
possession right now and you can see
that Hashem is talking to Y in this
prophecy and he's consoling her because
imagine after 2,000 years yush the
mother can hug her kids we know now
there's hostages 400 Days and we're all
broken for them 2,000 years she's
waiting to hug her kids so Hashem tells
her to raise your eyes and look about
they have all gathered to come to you
your son shall be brought from afar your
daughters like babes on shoulders we
have all gone many of us to jerus I know
I had my son's B Mitzvah there and I
attended many Bar Mitzvah I remember
having my kids on my shoulders I
remember that we were like beautiful
royalty walking through the streets with
the and everybody and we couldn't
believe that this
was and then you see the second one over
here the continuation as you behold you
will glow your with throb and thrill we
all felt it that's the feeling we feel
when we go to the Cel the Goosebumps is
the hug for the wealth of the sea shall
pass on to you the riches of Nations
shall flow to you we are on the other
side of the sea we are the ones that
hopefully will start bringing the wealth
to yush we are going to really make yam
our mother glow to the highest way we
can because we know how to make people
glow in our community our mothers our
wives our woman just you know it's the
most finest of people our community and
we need to bring all that in all of our
ways and all of our talents to and we
need a power plant we need a base this
could be the base and the power plan to
really take what we want to the next
level we tell Hashem every day in the
amid that you should bring us back to
with
compassion this is compassion this is
the compassion stage that we ask for to
come to clb to a place that we know to a
place that we control we're going to
build it for our needs it's going to be
our people we know the apartment number
that we're going to and we understand
that hopefully this is only the first
stage of bringing so much to our
community so that we have a bridge now
built from our community to J So Over
time however long it takes we don't know
but at least we know that we're
developing something there's something
building we have a base we have a p and
little by little Hashem will take us
there just like he took us from the
countries we came to now and all the
wealth that we're building and all the
beautiful
infrastructure it's all happening nobody
believes it but we keep working we're
going to do the same thing here the
investment makes sense on its own this
graph over here shows that housing
prices in Israel continue to rise and
Jerusalem outpaces all of Israel and
that's because Israel has a big housing
crisis does not have enough housing for
its population that's exploding and
additionally there are many people like
us that are looking to buy the insurance
apartment the apartment for when I have
to go to Israel everybody believes it's
coming they don't know when and they're
doing their thing in the galut and
everybody has their thing working for
them but we all are looking to know that
we believe that that button could be
pushed hopefully the next four years are
going to be very strong years but the
way the things has been swinging the
last 20 years we go one way we go the
other and Hashem is really showing us
that we really have to rely on him start
preparing this is an investment that
will make you money if you want to sell
it if you don't want to hold on to it
the value will go up it's an asset class
that you should really consider
investing if you're investing anyway in
in April alone Jerusalem went up 2% so
it shows
you that the resilience of the market
there's a war going on and the pricing
continues to go up it's as if Hashem is
showing us that the more they punch us
the stronger We are Becoming Hashem
makes us stronger every time they punch
us and why wouldn't we want to be part
of that as a community together to do it
you know with that much more of a punch
they say five of you will chase a 100
100 will chase 10,000 you know 100 of us
chasing 10,000 that means we have 100x
punching power imagine if we have 100
people from our community buying
Apartments here what energy that will
create in
Jerusalem over here you'll see a project
in Kat that the Developers
um participated in they brought a lot of
money from Mexico to this project about
15 months ago and as you could see here
they just uh they just did the analysis
and it came out to be where if they sold
it today they would make about 20% on
the money annualized that you know
translates into about 15% showing again
that it's not only the data from the
market that I'm showing you but I'm
showing you actual data of what happened
in the last 15 years for people in
Mexico and out Syrian people in Mexico
that bought and they're buying for the
really the same reasons as we are to
really transfer their wealth they used
to put it a lot in in Manhattan but now
they diversifying which is something
that we really all should learn from
them and consider to continue
diversifying obviously with safety and
with balance and with the right guidance
we have all that set up and we hope that
people are really going to find trust
and the confidence in knowing that all
right it's not such a big investment let
let me see how this first stage works
and hopefully from that Hashem will send
us a lot more opportunities to really
cultivate and transfer much of our
wealth to Israel and let it hopefully
continue Rising the professionals on the
team the developers are uh the shamaria
family they are incredible people I am
lucky to have met them they are people
that live in Mexico a family of the of a
great name they've been introduced to us
by galami two about two years ago and
every step of the way
they were working hand in hand with us
because they felt the pain that we felt
the community they have the same thing
in Mexico where they stay together and
when we asked them to cultivate this
they like yes let's do it we own the
project we were going to sell it to the
Israeli Community 800 units but you know
what we're at the stage right now where
we can cultivate it for you and if you
show us you know strong uh strong uh
impact from your community where they
want it but they show a strong demand
we'll customize it for our for our
community we'll give you uh the
exclusives first and if you can't fill
it but you got 200 we'll take it to
Mexico and then we'll take it to Panama
and we'll make it the way we have it on
N Ventura so that our community can
cultivate this thing and let Hashem take
us wherever it takes us but at the end
of the day we have now a base in
Jerusalem because the builders really
felt that
paini is the partner on the
ground they're the ones who make sure
that all the permits are being filed
properly making sure the timelines are
set up and I'm proud say that they are
really uh uh got us in a place where
we're ahead of schedule I can't
guarantee anything when I get to the
timeline but we do see that we very well
may be ahead of schedule on this and
especially if it's for a holy Mission
the way we're doing it who knows how
Hashem makes things Ro the architect is
y yasim Moran the best in Israel you'll
see in the next slide why she why they
are the best and the interior design is
done by Susan Strauss she does many of
projects in our community she was
recommended by the best people of our
community and what we love about Susan
Strauss is not only her beautiful
professional design but she has an
office in Jerusalem so when it comes
time for us to finalize that what
finishes it's going to be a very
seamless process where Susan will take
our our stuff here and then she'll
transfer it there and then they'll
translate it because they know how to
work the furniture stores and all that
stuff in Israel but we'll have a
seamless process and we'll know that our
apartment is going to be furnished to
our liking and we have a designer that
really understands us
like I said on the last slide you can
see she's they do major projects these
are only just a fraction that maybe even
1% of what they do they work not only in
Israel but worldwide they do many
projects in China only major projects
this is their first project in
Jerusalem and not only did we want to
make a statement they also wanted to
make a statement well the way we we we
envision this is let's bring the Tel
Aviv flavor or the Tel Aviv architecture
to Jerusalem and they really did a great
job we feel they did a great job and you
can understand that once this is
standing with all this all the beautiful
buildings in the background this is
going to be a landmark piece people are
going to recognize this complex because
it's in it's such a central location

I'm I'm done another one or two slides
uh the amenities are uh over here this
is to be looked at as infrastructure for
our community as you can see over here
we're putting you know everything that
we've become accustomed to I would like
to uh highlight the event Social Hall in
the B midash which will be uh built to
our community
specifications and I also want to say
that we are in discussions nothing is
guaranteed and I can't say with who but
with the community school that takes our
boy for Gap year to possibly sit at the
foothold of this project so that they
can run it 365 days a year and when we
come to this pro project it's going to
be so familiar because everything is
going to be run by us by our rabbis it's
going to be special here are some of the
concepts um that we are you know that we
have that we've rendered with Susan stra
as you can see most beautiful quality
bedroom bathroom with the bathtub The
View actual view this is the holy
land and this is another project I mean
another uh concept as you can see over
you can choose whether standup bath or
or bathtub again we're going to be able
to customize many of this these uh
layouts because we're in the beginning
stages and I'm going to get to the last
slide which is the pricing I want to
highlight that the price is for the
first 80 units bought after that we will
stop selling and we will publish it at a
higher price so the first 80 people that
come in will get the best value and we
hope that many of you really jump at
this opportunity and here's the pricing
so I do want to highlight that the
average apartment sizes in Israel is
about 600 feet over here you can see
that our starting sizes is 1,200 feet so
this project is really talking to our
community's needs where the starting
size is 1,200 feet it could be a two or
three bedroom the reason why it says it
like that is because you're going to be
able to customize this to your needs so
if you want less bedrooms and more
living space or the opposite we can do
that and you can see over here this is
the Allin pricing okay this is including
all the service fees the taxes
everything that includes these prices
over here are the Allin prices if people
are interested to learn more obviously
we can go through them in detail and we
can share this and the junior pen houses
and Pen houses will be release in the
next stage of sales and the last thing
we want to highlight is the payment
structure
so if somebody comes along and says yes
I'm interested what you would do is we
would uh you know speak to you send you
a reservation form which in that point
you would send $26,000 to escro account
that Sami saac and I are controlling
here that serves the purpose of us
funding the first 50 so that once we do
have the first 50 we establish the
project it will be customized for our
community's needs and then from there
the payments start where you know once
we get that final layout and everything
I will figure in January or February we
will come back to you where you'll give
us 7% towards the final purchase price
plus uh taxes and broker Tre then at
that
point you're going to have uh uh the
timeline to get the permit which could
take you know about 20 months hopefully
it's moving faster but let's call it 20
months you'll have to bring it up to 30%
and then construction starts once the
construction starts every one of these
stages is going to have its own
Milestone we don't have them right now
but you can estimate every 10 months
about and you can see 10 10% will be due
another 10 and then 15 15 and then at
the end when you get the key 20 when you
get to the 50% Mark everybody will be
eligible to take a mortgage uh for the
you know for the unit um and the
timeline is like this we already now got
the permits to be able to build the four
luxury towers that you saw and right now
we're in the stage of customizing the
insides of the buildings and all the
amenities over here it says 20 20 to 30
months it's closer to the 20 and maybe
even closer maybe even less than that
but let's call it 20 after we get the
final permit it takes about four to five
years to build so all in all about you
know six years we can be in this project
and really if we have a little bit of a
vision you can see that in six years you
know it's a blink of an eye I know it
sounds like a lot to to people Harry
highlighted in the beginning and that it
is a lot when you're buying one I'll
comment on that in a few minutes I'll
comment in a few minutes on that okay so
I'm GNA I'm going to skip to this last
slide comps over here this is a a a
project that is not too far from hours
they're already at a more advanced stage
and you can see over here that they're
selling about 53,000 she a meter um and
in the project and City Center um where
you know where we're familiar with
they're about 60 to 65,000 a meter I
thank you I hope that everybody uh um
you know jumps in and I give the floor
to Sammy who has been indispensable
really as a partner I thank you for
everything Sammy it's on you thank you
so much thank you Jack I'll only be two
to three minutes and then we're going to
open up the
questions um I'd like to bring Clarity
uh to Harry's comments who I spoke to
one week ago um and we're gonna do our
best Jack made his presentation but I
also I'm an optimist and I I'm pushing
we'd like to go hard in three
months uh batem break ground a year
later and to build in four years for a
total of approximately five years five

fees would look like although we don't
have it right now we did look at the
best project in Jerusalem the best and
there
fees are $10,000 a year so it's not
going to be a lot to of Maintenance fees
in this

Apartments out on shortterm or annual
basis you will but it will have to be
approved by the board which we don't
know who the board is yet we're going to
put the people in and obviously it's
we're goingon to allow but it's going to
be to people that you're going to take
responsibility for to ensure that the
Integrity Department of the of the
complex is uh protected we will not
allow Airbnb type of rentals will the
construction fees go up while in the
process um so there's something in
Israel called madad which is an index
that the government implemented it's
it's um a need in every project and that
protects you protects really the
developer against inflationary cost that
will be when you know I'll go through
that in a different presentation if it's
something you want to learn about but
that's already built into the
price Jack go up there's more questions
scroll up okay how much do the apartment
cost range high to low so there was a
slide that showed it started at 1.35
million today and it goes out to about
uh High twos um and that's for this
stage alone after this stage those
prices will go up does the apartment
come with storage units or parking
spaces yes you will get one storage unit
and one Mar parking space per unit um so
index is fixed no it's not fixed
something that I have to explain to you
on a zoom um but it's it it doesn't work
out to more than 3% morlet on average
um over the last 10 years that was the
historical data but obviously we can't
guarantee anything it's it's fixed from
the government taxes I want to be clear
Jack I want to be clear the price you
said is including tax sometimes people
quote a price plus tax we gave you
loaded price including
ta35 is loaded that's I can tell you 1.
two I can tell you 1 point2 plus tax he
gave you the final price
roughly taxes um taxes the the big tax
is going to be when you purchase the
apartment which is again it's in the
price that we gave you but yearly taxes
again is minimal it's not a lot of money
um we can get the exact stats that based
on the apartment you're going to get but
it's minimal it's not anything to that's
going to be heavy prices also include
finishes and Furniture so it does not
include Furniture the finishes that are
included are the tiles the the kitchens
that you saw in the renders the you know
the bathroom vanities um but with
regards to let's say the beautiful uh
light fixtures and the Beautiful
Furniture that's not included we will
obviously have a service where we have
Furnitures packages set up with Susan
stra that you can pick from all
different price ranges and uh again
we'll service that Jack I want to
comment on that Jack I want to comment
on that that I've met with um uh real
estate people in our community uh who
are definitely advising on this project
uh including Joey sit uh Ricky chera so
definitely you could trust me that we're
going to make sure that the Finish is
everything is done the right way because
I like to ask questions I like to
consult Harry said it from day one he
wants it to be the right Apartments the
right luxury so
definitely we're going to work with the
developers but you should know we're
going to have a committee we're gonna
have people that are that going to work
with us we're not doing this by ourself
I'm working with the best people because
actually we want these people to be
involved in the in in the in the real
estate because there's a lot of retail
there's so much ret detail on this I
don't know there's like thousands and
thousands of square feet we want a lot
of people involved in this project

but we are speaking to to to to leaders
in our

about financing over there you skip that
one I think so financing we're going to
help you with the financing when it
comes time you're goingon to be able to
finance up to 50% of the apartment after
the first payments are made um our back
office over there the the good-look
Mexican guys over there they're the ones
who will service everything every step
of the way they've already sold hundreds
of Apartments they already have the
infrastructure set up with the financing
and mrai bank and all the BS and uh
we'll we'll walk you through it step by
step does the prices include finishes
appliances it does include finishes like
I said before appliances will not be
included I believe that I have to check
that's one question I don't know um but
again the finishes are going to be the
kitchen and everything I said before is
it safe to assume that the board will
include residents of the building
elected by residents and not anyone
outside of residency it will definitely
include only people that bought in the
the project how the process works I
cannot answer right now we'll figure
that out later but as you as you can see
there's trusted people in the project
and we will only allow people that you
know are gonna look for the best
interest of the project is the

include we're gonna build a great team

working into nitty-gritty the 50 will
have a voice and the nitty-gritty will
be figured out can we be involved in the
retail also again that's to be we're not
at that stage yet is there a MC is there
a sh I just answered that so I think
those are the questions that I see over
here obviously we are open to um to is
the price of the apartment locked in
even currency or price of materials
increase so first of all all prices are
in sheckels very important to know
second thing is will they increase it's
going to be included again in the
purchase there's something called a
madag which is the index that gives the
uh developers the flexibility when
prices increase so that will be
increased if there's some kind of crazy
inflation like in covid it will go up it
will surge right so that it protects the
developers from finishing the project
roughly how long will 50% of the
purchase price need to be paid up from
day one of the
reservation um I don't understand that
question but you're gonna it's in stages
uh you know you going to figure the
first payment is going to happen in
about three months and then from there
you can Le until we get the Prem which
is about 12 months later and then there
are different
payments all right Sammy take the last
word and uh close it up yeah I really
