board so I get the easy part today I get
to speak for a few minutes which
politician doesn't love a mic and then I
get to walk away and these guys get to
feel the hard questions I'll stay stand
in the back and maybe ask some of these
tough
questions buying a home whether it's
your first home middle home maybe a
retirement home it's probably one of the
most the single biggest investment that
many people will ever make in their
lives and I think that without a rapidly
expanding population here in L A lot of
people probably have a lot of questions
about where they want to
be so it's lakid it's entitled lakid
verse Jackson I'm representing Lakewood
Isaac's representing
Jackson problem is I'm not going to be
here when he get to talk about
me truth is that I remember a little
while ago I get a phone call from
somebody and the person says what are
you doing about the traffic a traffic so
I asked him what do you mean what are
you talking about he says well when I
leave my house on this and this court
and this in this place and I try to get
my kids into
school oh a I'm not something El it and
I try to get my kids into school um I'm
having a hard time getting there it's
taking me 20 minutes to get there I said
really I I I don't recognize the name of
his street says oh you wouldn't
recognize this because I live in Jackson
so I said did you call Jackson and ask
them what they're doing about of course
he didn't because he's going to be
traveling in Lakewood streets
and the truth is that if you're going to
move to another
Community the first thing that you have
to do is recognize that a lot of the
misunderstandings that there are and a
lot of what some people consider I don't
want to say a word but some people think
that people may be really really
strongly dislike us and there are those
but as a general rule it's usually just
a misunderstanding of our culture it's
not knowing what we're all about it's a
little bit of the fear of the unknown
that's really what it is all about and
something that you should be thinking
about if you decide to move to a
community where perhaps there's a lot
less from people than you might be used
to you know there's a term in real
estate it's called functionally obsolete
the home that my grandparents bought
many many years ago while it may have
been a beautiful home may have not had
many of the amenities that we are used
to today and it's called functionally
obsolete for example many years ago it
was okay to have three or four bedrooms
in one restroom today's day and age that
is not considered the most updated home
even if it's beautiful we're all our
generation and I'm I'm not Crossing but
in today's Times many of us are a little
spoiled we're used to having a lot of
the amenities that is a from community
we need to
live and that's a good that's a very
good thing but as you start moving out
sometimes you have to recognize that
even though you expect those amenities
it may take some time for those
amenities to come
to so when you do buy a home do you want
to buy a house in an area that's maybe a
little more cookie cutter maybe when you
walk out of your driveway you'll see
only the latest Le specials of all the
same cars or do you want something that
maybe a little different maybe you want
a little a pool maybe you want a larger
property now there are areas in liid of
course we can get that but as you can
imagine as an area is populated those
homes are more expensive go to a cheaper
place I mean I'm sorry go to a place
that is not as high in demand just yet
and you may find more home more land for
your value for your money but you might
not have those amenities
that you thought you could get Isaac and
I and many of the people up here
probably work with surrounding towns
people call us for help you know when
many years ago on the township committee
we actually put the word a we actually
put the word mcus into Aller development
ordinances because every time something
came up it was always an issue now we
used to now it's easy to go pull a
permit to put an air up it's easy
there's an understanding of what happens
it's much easier that takes time and
that takes some
education you know we are doing a lot of
work and I'm sure some people are going
to ask do I want to live in Lakewood do
I want to live one of the surrounding
communities maybe the traffic's a little
lighter there and the traffic's a little
heavier here and I'm sure when we ask
those questions uh I I won't belabor you
with all the details but you will be
seeing a tremendous change in the next
couple of years in Lakewood as far as
road widenings traffic signals and
traffic flow going better for all the
work that's going into it but at the
same time
recognize that there are still a lot of
people in L with and a lot of people
want to live
here so I encourage you to take some
time tonight to ask your questions it's
a very distinguished panel make a
decision do you want to buy that
beautiful home with a gorgeous open pool
but maybe you'll have a hard time
putting a up around it or would you
rather buy something a little smaller
without the pool but maybe you can walk
to Sho in 5 or 6 minutes even if it's
freezing at night do you want to live in
name with it's really quiet with no
SS with no street lights a lot of people
do want to live they like to pull their
car in at night May you pull the car
into the garage and it's nice and quiet
but then you know what what happens when
you get want to walk out on a Friday
night and you want to go visit your
neighbor maybe while your husband went
to somebody else's dining room to
D now you have to walk with no sidewalk
with no street lights and very few
people because it's such a quiet
neighborhood which one's right for you
that's a decision that you have to make
and hopefully the panel up here will
help you make that decision so I hope
you ask your questions and I wish the

I was that we was given here by the
voice um first of all thank you voice

who understand and who can hopefully
answer a lot of the questions tonight so
there are some questions that we have
written down here and then we're can to
open it to the public and we'll ask if
anyone from the public has any questions
for any of our panel members here
tonight as
well I think we'll start we have schamy
Freeman from the um one of the top real
estate agents in Lakewood and who
is him and his firm has sold a lot of
real estate in Jackson as well so we'll
startop with
engling someone wants to buy a house
someone comes over to you and they say
you know what I I'm moving out of centry
I have three kids and I really I'm
looking I want to look to buy to buy in
Jackson a lot of my friends are moving
to Jackson I know there are different
Jackson panel currently ongoing right
across from the lobby thank
you um there are different areas in
Jackson do you have any areas that you
recommend are there any newer areas any
older areas when someone a perspective
buyer is looking for a
home in Jackson are there certain areas
that you would
recommend well the first thing that you
do when you are looking to buy a house
obviously we always know that there's
the three El in real estate location
location location location really means
um where you feel comfortable for you
and your family
and when a potential buyer comes and
meets with the realtor that's the first
thing that they call to discuss
one of the shoes in the neighborhood for
the people that live there they feel
comfortable with that particular
neighborhood so they going to look
around and there was uh there's an Asian
Imperial sitting right here in the
audience he sold over 50 homes in less
than 12 months it's expanding so quickly
they're going north of count Line Road
South of count this Brookwood one 2 3
four flare and Har many farms there's
different types of people that live
there different neighborhoods and I'm
sure that people are looking at the
Jackson they can find the correct
location for them there's a lot of
options on the game um I know that this
this you know they called liquid versus
Jackson there are advantages of liquid
and like the mayor just said there's
advantages in Jackson and you when you
when you buy a home that's what it's
part of what you do you you weigh the
pros and cons and you decide what's
right for
you okay thank

your firm clo is is a closing attorney
people close homes with you a
prospective buyer is looking in Jackson
is a half an acre 3/4 of acre piece of
property in Jackson it's a smaller home
and he's going to want to make an
extension down the road and that's
probably one of the reasons why he would
move there is because there's more land
even though right now it might fit my
needs but it's not going to fit my needs
in 5 years from now and I don't want to
start looking to build again then but I
would want to move there you know with
the thought of making an extension down
the road does is your firm knowledgeable
in the Jackson ordinances would you be
able to advise the client um look at the
setbacks look at the zones is that
something that your form could help a
buyer in a closing
I just want to preface by saying that
almost 99.9% of the people that are
buying a Jackson excuse me are buying
existing homes in other words in
contrast to people buying a Lakewood
where is a tremendous amount of new
construction that's being sold
everything in Jackson at this
point there maybe one development that's
now on the table but generally it's all
existing construction being that that
said in another Point none of existing
construction was ever built with a
Jewish Family in
mind so anybody that's buying even from
day
one is potentially looking to renovate
or is looking to purchase it for their
immediate needs but have ideas what they
want to do down the
road as far as the particulars of the
Jackson
ordinances they are ordinances like any
others and typically our firm primarily
deals with trans the trans actional real
estate the purchasing of the homes we
don't generally get into the zoning or
planning board for the most part um at
the same time we do advise the clients
when they're purchasing to and we take a
take a look at the car ordnances so they
should know what their setbacks are and
very important in Jackson is because
there's a lot of open space for a lot of
the homes that are being purchased and
there are a lot of whether they're
drainage easements or various setbacks
or open areas that I can
serve therefore it's very important to
get a survey done which is like a map of
a property that shows you exactly where
your house is located where you could
build where you may not be able to build
and take it from there even when you
start your
purchase thank you we'll try to answer
questions a little quicker because we
want to move on um
again I'm buying a home and there's a
pool there's another thing that comes up
a lot is septic everything in Jackson is
septic okay people two people lived in
there with two people three people lived
in the house now I'm moving in with a
laer
family so that's just something I think
that you have to look into do a
homeowner's warranty and a homeowner's
not home owners want homeowners
inspection is really really important
when you're looking and that's any any
home that you're purchasing always make
sure that you go for a homeowner's
inspection um Justin I know you're on
the Plentywood lakeood we we we have
questions that come up with you know
ordinances and stuff shoes are you
familiar in Jackson are they permitting
shoes in Jackson are they going to uh
allow a Mika and Jackson are these
things that are you
know that's not the question you home
been asking by the way that's not that's
not fair um I can tell you that from a
planning perspective from a zoning
perspective there are people that are
here in the room that are not residents
in Jackson that I've spoken to over the
last year or so um who have struggled
with starting in y in their in their
neighborhoods and in their
Community they struggled with
uh okay one Mr
a Lakewood handle I mean Lakewood is
having enough issues handling our own
traffic can lakewood's infrastructure
the schools help can we handle other
towns
continuing populating their coming into
L first of all thank God Laker doesn't
have a traffic issue that's the first
thing I want to say um um well the
assumption is that as as um and I know
no Jackson resident would want to hear
this but as as the Jackson Community uh
chome community grows there'll be
schools or theas popping up in Jackson
as well so I don't know if uh I don't
they're going relying strictly on on
Lakewood schools and and as you see I
mean obviously the they already have a
CO the co-op out there and um and and
and the assumption is that all the
stores that we have now just like it's
spreading out in Lakewood from the
center of town all the way toe 70
because from Viet now moving out there
so the same the same way they'll have
from schools moving out uh from stores
in Jackson as well that's one of the
things that the the the like mayor
lonstein was talking about culture
differences one of the things that we
can't help is when that the people
living in Jackson or Tom's River
especially Tom's River a lot of the
people are living there forever and and
more established families that are not
Jewish um one of the things that we
can't help is that we take their Gina's
Diner and we turn it into Misha's Milla
and then you know they're not so happy
about it so the culture difference is
something that that that that bothers
them a lot but but um but it's something
it's a fact of life that's what happens
people see an opportunity once the the
Jewish economy there can handle it
stores will start opening up and and Yas
will probably start opening up I wanted
to add one thing about the the Sho issue
that that I know that that U and first
of all I agree with Justin that that I
think the communities are doing a great
job I met someone from Tom's River who
told me that he would like to meet the
police chief there and I offered to have
our chief reach out to their Chief and
he told me it's not necessary he's just
going to walk in on his own so I think
people are handling it well
and and they're doing the right thing by
reaching out and um with shoes I've
spoken to people I know there's a Sho in
Jackson and someone's garage and they
they have about 50 mpal in there um I
think legally 50 mpal that's why I'm
saying 50 maybe more but but um but
there there's actually a court case
about it there was a few years ago I
think um I I think the name was I think
the case was fari versus there was
somewhere Isaac fari versus theal the
deal Commissioners or whatever the
governing body is called that that he
had a shoe in his house and that's
something that they can't prevent
anyone's I'm I'm allowed to invite you
over to my house to play a game of poker
even though I don't play poker but and I
and I'm allow to invite people over to
my house to to pray whether I'm Jewish
if I'm a Muslim it doesn't make a
difference you can't you can't stop
anybody from doing that so there always
is opportunity for Sho someone just has
to be willing to give up a small portion
of their house so I I think everything
doctors offes and I mean a little it's a
little bit for Jackson there is a there
is a Jewish doctor in Jackson already
and um all these I think that we're not
going to be taxed as time goes on in the
beginning it may be a little bit hard
for Lakewood but we're sort of I would
say sister cities at least the sister
cilas cilas that's we're I'm I'm willing
to that people should should come into
Lakewood and and take some of my space
if they're living in Jackson not hogging
um whichever Dr Shan office if someone
from no one should need him but but uh
if someone wants to come to it lives in
Jackson I'm I'm fine with that okay
thank you we'll just go through the
panel and then we'll have questions that
we can the same question has different
people in the panel a I hear there's a
vacancy in the Jackson Township zoning
board and people ask if you could move
there and bring you know more populace
to the Jackson Township but all kidding
on the
side the lakid zoning board as we know
zoning the difference between a zoning
board and planning board planning board
follows the ordinances follows the zones
the zoning board L verse Jackson panel
currently ongoing right across the lobby
check it out now it'll be over at around
10:00 then you can come back into this
room and check out all the boots the boo
room will be open until
11:00 a zoning board if anyone wants to
do something different than what the
Zone allows that's what they go to zon
board have you you ever sat on a Jackson
zoning board meeting do you know if
they're if they even have you know the
potential down the road to help with
with uh empty land that they could make
more dense is there any talk of that in
Jackson first of all there so much what
I'm where I'm getting at is there's so
much empty land in Jackson he's you know
Great Adventures as part of Jackson
Jackson is is humongous Jackson
right there's a lot of EMP Land There Is
there any potential down the road of
opening up to a development title first
of all I want to start off and they
telling you that uh I wouldn't want to
sit on the Jackson zoning board for one
simple reason I have more fun on L
zoning board than I would Jackson
Jackson Mr cly wouldn't take you there
so it might be a little easy that's the
problem I love to be T you know and I W
have with you to argue all day long and
I want have to look forward to so
therefore I think I'm stay for um in in
reference to you in reference to your
question is on currently the lake the
Jackson municipality is trying to
reenact laws against expansion and
against the zoning um issues uh they
just not recently passed a 10 acre
minimum um for for House of Warships
they not long ago passed a 3 minimum a
single family ass on property
surrounding surrounding Jackson lak
border we need to have three family
house so I don't think the lake the
jagon municipality is going to be so
fast and con to adopt new zoning
regulations of the L or to even get VAR
L if you have have don't you don't um
having said that there's a uh if the
community of Lodge can could take the
can prove that the Jackson municipality
is doing something contrary to the from
community and falls under the
Discrimination Act against certain
particular um religion then you might be
able to have a court case where you can
overrule those in
pror um entire zoning rules that they
putting in there and not letting you do
what you have to do because religious
but you have to be able to prove that um
but eventually that'll happen that
reminds me that back in the day in Lake
Township if you all remember I don't
know who here remembers when
open they also s act zoning laws we
should be able to build
and it was a huge fight between the the
people that live in the 14th Street area
and a small minion of from people that
went to the build and the fight went on
for 2 years until I believe it ended up
in security Court they overruled it and
that broke the ice in Lake where you're
able to then build shools and every Zone
wherever you are so it's just a matter
of time when that will break in Jackson
2 and be able

sorry to be mixed up with is not
that um talk a little bit about are
there any differences in getting a
mortgage if you're buying in lakid
buying in Jackson old construction there
new
construction as far as I'll try to keep
this short because um the mortgage you
know pretty much the ballart what your
payment are going to be and you can
qualify based on that new construction
anything can happen in the next 12 18
months so you
really you really don't know the exact
payment however you definitely try to
qualify on a little higher rate just in
case uh rates do go
up okay before we start the next round
of questioning anyone from the audience
have any questions that they want to ask
a specific uh panelist or just a general
question we can that that any panelist
can answer
seeing none I'll
close I can't see the lights right in my
eye but if you want to come up and you
can take the

yes so actually when I excellent
question Mr moderator actually as I was
sitting down here I was thinking like
that question might come up and we
should we should have had in the last
year we should have had someone on the
board of ENT here but but um it's I
might be wrong because this doesn't fall
under it doesn't fall under the township
under Lakewood Township it falls under
Lakewood for of Ed but it's my
understanding that that if you live in a
district then they're obligated to bus
you within anywhere within 20 miles so
if let's say let's say Lakewood most
parts of Jackson and most parts of
Lakewood are within 20 mil it's not as
the crow flies it's as it's based on the
streets the closest Group by car by
vehicle so so they they have an
obligation to provide busing for you but
they may see what they may decide is if
it's too hard to bus you and they can
they can offer you aen Lou which I'm I'm
sure everybody here has heard of it's
just a lump sum in the beginning of the
year it doesn't add up to too much maybe
$850 that that they have that they can
give you and then you're responsible for
your own busing it does it's not enough
for some enough money to pay someone the
best your kid um right now Lakewood has
I forgot what it's called something uh
it's called something like a a jointure
between Lakewood and I think Jackson I
don't know if they have it with Tom's
River where we do we they pay they uh
Jackson will pay Lakewood and Lakewood
will pick up the kids but for this year
all they were doing I believe is picking
up the kids on the border of Jackson
they do plan I spoke to Ry Kravitz about
this a little while go um he's the head
of the the Lakewood lsta whatever it
stands for the the private school busing
Consortium or Consortium however you
pronounce it um and he he told me that
for next year they will be able to go
into Jackson uh for for some of the
roots and furthermore for as as there
are more people moving into Jackson
that's going to be part of his job to
Monitor and see which um like if there's
an area or let's say an area where let's
say there's 40 50 kids that especially
if they're going to the same school but
they're living in the same area so so
even if they don't go to the same school
it'll be economical for the for a bus
company to pick up that roof so they
they plan on
starting to go further into Jackson so
the short answer is
yes okay we'll take the short answer
okay all right another question that
people are asking is we know that that
real EST prices and I think I'm going to
gear this to you goes with supply and
demand you know as if if the demand is
there prices are L the problem and and
Lakewood for whatever reason Lakewood
doesn't have the same rules anywhere in
the country has you know real estate
might be going down in South Jersey but
in Lakewood it's going up so lakid has
its unique you know Lakewood in the
surrounding areas do you find that in
Jackson as well that the prices the real
EST prices are going up or because there
more of a supply because now it's not
only Lakewood it's also Jackson it's
also Tom server is that going to bring
the prices
down actually lakeood does have the same
rules as anywhere else it's always
Supply land it's a l it's just as
anywhere else our supply is limited and
the demand is huge Bram L would is a
great it's a very attractive place is
and it's attracting good people and uh
with limited Supply now the question is
if that moves a difference in if if
because there's more Supply in Jackson
if the prices are going to be lower for
a longer time possibly but what we've
seen happening in Lakewood is that there
are different supply and demand ratios
in different areas in Lakewood it's not
Lakewood as a general rule you have
different areas going up quicker than
other places and the same thing is going
to happen in Jackson you have Neighbors
in Jackson there's Brookwood one has
different price than Fleer Harmony Farms
so as the
neighbors the the market the buyers
actually the ones who decide what the
price are going to be not the sellers
and definitely not the
Realtors it's the buyer Dem man that
really decides where the prices are
going to be the buyers don't buy and the
sellers have to sell and there's a
supply and a low demand the prices won
go down so it's the buyers that decide
where they want to live and if it's a
limited neighborhood where many buyers
want to live in they're going to bring
up the
prices so I think that eventually we're
going to see the same thing in Jackson
it's just it's broken down in different
neighbors just as it
is thank you I'm going to ask you
another question because this is so
interesting to me and I think to a lot
of people as
well we we gauge basement rentals with
how many pages in The maso M there are
okay that's how we gauge Bas momental 3
years ago you couldn't find a basement
apartment um and now there are so many
basement apartments but but I've seen
I've seen it like 5 years ago there were
plenty is is that something that there's
a constant up and down of their Cycles
when when it comes to basement
apartments I know you deal with Mansions
not with basement but but as a realtor
do you I mean I see sometimes Cycles
when it comes to basement apartments
sure that's true yes I'm not I'm in Lin
only 15 years but I think most of new
construction was the last 15 years and
I've seen those Cycles um it has to do
with new construction obviously the more
new construction all new construction
Nows with basement apartments so anytime
a house goes up you have a basement
apartment available but what's also
happening is is that the people that are
buying the new construction homes are
moving out of basements and they have
two vacancies for each one house that
goes up so what you're seeing is you're
seeing every time there's new
construction you're seeing a larger
number of vacancies but that changes
because the population prodction is
growing very quickly so you are going to
have those Cycles but then again it's
always also going to be broken down to
different neighborhoods and it's not
always going to be the same we still
have a lot of neighborhoods in linkid
and have a shortage in basement
apartments according to the demand in
those neighborhoods so that's part of
what people are going to want to think
when they buy a house be smarter of
where they think they can have a better
chance of getting out their opponents if
they're relying on that income I always
try to help uh buyers to be very
concerned on those numbers don't rely on
100% of that Ral income you're not going
to always get it every year you're going
to have vacancies one pth the and you
should be conservative about that just
as you should be in all other numbers
you know take everything with a grain of
Soul maybe a little more than a
grain okay anyone else have any

only let me just pH rephrase the
question that was one of the questions
here when you have a house in Lakewood
you want to have a play group in your
basement or you want to have some type
of store in your basement it can happen
can this happen in Jackson as
well short answer
no it's not going to happen if you think
you're going to if you think you're
going to do any you know the the
Lakewood has adapted to the community
Lakewood has adapted to the people that
live here in Lakewood the other FS have
not and
um eventually eventually things will
change just like a was saying before you
know as new people moving and as uh as
people realize that the needs now of
their of their Township residen are are
different than what they've been or
certain residents have certain needs
that will change I mean there's no doubt
about it but if you think you're just
going to buy a house in Jackson now and
you know open up a play group in your
living room it's not going to happen so
you know get ready to get caught and pay
a fine and everything else and be shut
down that's you know but but you know
eventually that's going to change
there's no doubt about
it okay I don't know if that answered
your question but right now it doesn't
look like you can have a play grp there
legally anyway any other questions

what is it involv in Lakewood let's
start with Lakewood I know that I just
saw they just put sidebooks up
throughout the whole hope grad you know
it was a process but the problem is you
want short answers but this it's a long
answer way basically the way the way it
works typically is in Lakewood Lakewood
um we're looking all over the place um
wherever we see the sidewalks missing
and much you know the planning board and
the zoning board um there there anytime
someone builds a development now where
most of the time they're supposed to
force the issue and make them put
sidewalks in but we're trying to fill
the gaps ourselves in all the areas that
don't have sidewalks right now a lot of
Municipal you can you can go to the you
can petition the governing body of
Jackson you get the people in the
neighborhood to sign a letter and I
don't know what their policy is and they
and if they pay for sidewalks themselves
then they'll pay for it a lot of uh most
places what they do is they they'll put
sidewalks in but they'll add a special
assessment to your house and if it cost
if it costed $5,000 to put the sidewalk
and it covers three homes then they'll
they'll assess everybody actually pick
them more even number if they if it's
$4,000 in two homes they'll assess both
homes $22,000 and they may be they may
let you pay it over the course of a
bunch of years but they'll get a a
special assessment so it depends it's
not a simple not a simple answer it
depends how the township works with
these things someone could email the
mayor and find out how does it work does
does the township provide sidewalks to
maybe you just need a petition from all
the neighbors or do you have to pay for
yourself or if you're willing to pay for
yourself you just want the township to
do it which I don't recommend because it
always comes out more expensive then
then then you can you can tell them to
please go ahead and you and you're
willing to take that special assessment
so so you have to find out what their
policy is which unfortunately I'm not
aware
of any other
yes good question the tax implications
meaning the tax the rate of the tax play
vers Jackson I'm not sure my
understanding is that Jackson is a
little bit lower but I'm I'm not 100%
sure
actually oh oh wait hold
on the tax is actually in a link with
the tax rates both based on the assess
assessed value so it's the L tax rate is
2.93% so basically it's $100,000
assessment you're paying
2,930 Jackson is
2.23 I believe so you're paying 22 30
per $100,000 assessment any other fees I
know that someone was telling me for
garbage is an extra fee in jackon where
L would it's included in other other
fees yeah but it's nominal I think it's
about $300 a year I think it's $75 a
quarter something like that so 65 okay

based on whatever the township um
assesses your house for so on Jackson
generally your your assessment will be
less so you the lower tax rate on the
assessment that's
welome okay we spoke about Jackson a lot
May we're going to put you on the spot
now now I know that you know
committe spoke about this but can you he
said that in the next few years you'll
see we're going to be working on roads
can you give us in Lakewood the traffic
here is unbearable and people are still
building because you know this buildable
land people are going to build people
still want to move here what what is the
the goal what is the the future what is
the of traffic here on Lake okay I'm
going to say something that that may be
a little bit original but but I really
believe it to be true in a Way Lakewood
is is it's a transitional whatever you
want to call it Township municipality
Township City but it's it's not fully
developed yet it's some some things are
made to be seen like there's a big
argument about shopping mall a lot of
people are upset that there may be a
shopping mall coming up I don't know and
and we were talking I was talking about
it to the people who are building it and
I and I pointed out to them that they
have no idea if it'll if it'll um it'll
alleviate traffic CU all the people in
the neighborhood will go there or if
it'll be people from 14th Street or
whatever the other side of town and and
it'll create more congestion so it's
very hard to tell it depends how things
end up like if if there's commercial in
all four corners of town and and and um
stores and everything and everybody goes
stays in their neighborhood then
there'll be less of a travel problem we
plan on putting in New Roads we plan
putting up traffic lights all over the
place we put aside money for it already
and we're hoping it'll definitely
alleviate the traffic somewhat how will
it be perfect I have no way of knowing I
have traffic experts that are saying
that soon lakid is going to be at least
as at least as as uh smooth as Manhattan
or at least something else bad example
but as bar um but um but the the the
experts are saying that with with all
the future changes with some of them
it's not feasible for us to do it now
because if we wait for for certain areas
to get developed it'll be a lot a lot
cheaper do but but they're saying that
once we're done it's going to be a lot
lighter the traffic and and and the fact
is like as I said it depends how the
town develops if there if things are
placed strategically and we have the
right the right areas have commercial
and other areas that shouldn't have
commercial don't have commercial then it
could end up being a lot better than it
is now right what we have right now is a
transitional phase that hopefully will
go away shortly let's let's look about
that for a second take it like Westgate
and there there are rumors that one of
the golf courses were just sold and
another large number of homes are going
to be built on this golf course if
Westgate would have been strategically
built meaning that there are schools in
Westgate now I know not everyone is
going to go to the school some will want
to go to other schools but if there
would have been schools there if there
would have I know there's a shopping
center there but let's let's talk
schools you can have schools that can
handle the thousands of kids in Westgate
that they they don't have to travel out
on school buses every day something like
this golf course if that's going to
happen are there going to be ordinances
saying that there should be schools
there so that the schools could you know
help with the traffic and not have buses
and not have all that I I understand
your question I I say it's 6 And1 and
half a dozen other because you you you
if you put a school in Westgate in arill
you can't I'm not sending my kids there
because it's too from and you're not
sending your kids there because it's too
Gish so so people so at the end of the
day people are going to be coming want
said my kids because I don't have to
worry about carpal and it most schools
in Lakewood are very good schools okay
they really are the is good so I'm I'm
sure that you could have had a school in
Westgate that could handle 3/4 of West
Gates kids but what if that school ends
up bringing that the problem is that
that school could end up bringing cars
and vehicles
like cars hand buses to to westate
that's the problem it's very hard CU
we're such a selective community and and
outside of of our culture that's what
they do they have neighborhood schools
and you you live three BLS away from
your school and that's where you go you
don't go to the other side of town and
if you do want to go there you have to
get special permission but we're very
selective and everybody it's like very
teen I remember when we tried to talk
about um mixing schools mixing schools
boys boy schools you know we're it would
be more cost effective if you have have
um various schools getting like
neighborhood pickups for schools and
parents were going parents and school
administrators were going crazy because
because they didn't want
the AR withy with the commet and the
world come so so we're very selective so
that's why that model doesn't really
work so well for ler that's that's my
opinion but I will say there's a very
traffic is a very because when people
ask me traffic questions
it's a very tricky thing if if you look
at look at cry Square million houses in
one spot how many I I've been there many
times and maybe I'm wrong but the times
that I've been there I never had a
problem getting in getting out I don't
see traffic there but you look at other
areas and other developments and you can
never get out of there so it's something
that's very very hard to understand you
know it's it's uh it's very
unpredictable and hard to understand
it's a good point always this one spot
on the stat on Express for always p and
then a minute later it's empty and where
did those cars go they went
to I will say something now I'm going to
stop I was talking a lot cuz I was
waiting for you to say good but now I'm

doing is anyone who doesn't plan on
voting for me I'm sending them to
Jackson so
um I you know I think in general I've
been saying for many many years that
that people should be moving to Jackson
po Tom's River that the whole clol
doesn't have to live in one town and I
know the the first people that move in
they not have been on know those it's
going to be hard for them but but I've
been saying it for a long time we don't
have you know Different Strokes for
different folks like some people like
like I bought an older house in Lake but
I was very happy I bought a small house
I built an addition when when when I
made a couple you know made enough money
to build an addition I built an addition
so I think is a great thing in general
that people are are moving out people
are expanding and and it gives it it
provides another option you can't get a
single a single family lot in Lakewood
for for less than $300,000 now but you
get a whole house in Jackson sometimes
for $300,000 I think I think it's it's
one of the best things that's happened
recently it alleviates the pressure on
Lakewood because I never believed that
it doesn't say I I checked that sah at
many times and it doesn't say anywhere
in there that every in K has to live in
Lake with so I think it's I think it's a
great thing that it's
expanded I think to both I think it's a
win-win I think people have a new
housing option that that wasn't
available to them before that I would
say quote unquote wasn't available to
them before it was always available and
and I think that to the people for for
the people living here there there isn't
that need to you know this we have a
whole industry a whole construction
industry here and a whole real estate
IND IND that that so many people live
off in Lakewood think of what would
happen to the economy if if everything
would stop but now it sort of takes the
pressure off a little bit it's not going
to come to an end in the next 3 years uh
which you know land and Lakewood might
dry up over the next few years and now
it's not coming to an end it's going to
live on and and and people will continue
to benefit from it and people and I
think people will continue to move
further and further out because because
of these these huge strides that people
are taking now like moving to Jackson
and and
Riv okay I hope that we answered a lot
of the questions what we're going to do
now is get us some we'll start with you
just a closing statement a little bit
about what you do and about a closing
statement to the topic that we spoke
spoke okay so again we're a residential
M division we have our own process
for okay getting you prior to looking
for your dream home and by doing that um
you'll have a few benefits is first of
all your you'll P have any um issues
that you have prior to um second Ro you
for the table might be accepted a lot
easier than somebody else's off because
you already been re that just
preapproved um and um most of all your
time be able to close me you have all
your documents in place already you be
able to close a lot ear what I would
advise people when you're sign a
contract just make sure one what people
don't really realize is they this us a a
war trying to grab your your your
contract get your offer in place is
they'll give a deposit and they don't
care where the money is coming from and
that'll come back on to when you you're
looking to get your morg so just talk to
your mortgage professional make sure
your funds that are coming should be
coming from a place that you shouldn't
have have an issue getting your own
going forward then you'll have a nice
smooth transaction thank
hey 30 seconds and I'm going to hold you
no just get a minute yes 4 minute I'm
thinking where to begin um uh I'll start
with U the leg at large somebody buys a
home thinking that all right I buy this
little home I'm going to come to the to
the lake zoning board talk about distri
about Z I'm not talking about the
planning board or or capture committee
members talking about stly what I do as
a chair of the zoning board oh no
problem come to the zoning board and I
will decide to put a set of plans for a
massive expansion with u one basement
apartment and the front another
apartment in the Attic apartment the
side and apartment in the the garage and
only two
parking that much um and and and a
little room for my co CL in the front
and therefore I'll have a beautiful home
and and it'll be wonderful and um whole
name of let me tell you it's not going
to happen the lake zoning board happens
to be very very
strict uh contr to what people think L
zon board in
2016 almost didn't
approve um we approved
approximately um 60 homes of of which 60
built as of right so we had a net P of
homes we consider that in Lake Township
as a zero growth and Lake Township
zoning board um I was just the month of
June talk about yeah but up the 7th
through through through January so it's
the one month of the second January uh
um and and and therefore don't don't
don't think it's just going to just
going to just going to happen and in
reference to
development uh people see new signs
going up a Letter's going around that
developments are coming up everyone come
out and vote and scream and yell and and
jump all over the place let me tell you
that's not the way to do it if you if
you see a Development coming up yes you
should come out you should oppose it if
you want it you should speak forward if
you want it but just to uh go around and
yelling and screaming and on the blog
saying um this is crazy that's crazy
this guys nuts is not going to help you
anything contrary it'll it'll it'll just
make everyone think twice you know who
are these people here complaining but
but if you do see something that you
don't like we do encourage you to please
come out do voice your opinion and we do
listen and that's how we'll see Zero
growth like we seen last year at theou

what do I do my stre tell me what do I

my my summation is that the people who
are war first of all services I think
will creep into Jackson um there as far
as shools and everything there's
religious land use laws that that that
we're at some point you can force the
issue and and um and even even without
forcing the issue as the neighborhoods
develop I think things will they'll
they'll be like if people care if
there's a Sho in their neighborhood but
but if there's a Sho in another
neighborhood that's exclusively Jewish I
don't think people will care that much
so I think as long as we're careful and
we beat the stigma of of what's going on
in Lakewood where people think that we
that that we we don't care about
anything we do whatever we want we build
where we want as soon as they see
nobody's building anything nobody's
looking to be offensive to anybody I
think I think life will be a lot easier
for pi BR Jackson and Tom thank you and

Justin why should you mention the golf
course
I was going to say that I was very upit
about the golf course cuz I enjoyed
beating Isaac at golf every summer and
now I'm not sure what we're going to
play anymore so that's that's what I'm
upset about um but uh L but obviously
has seen tremendous growth over the last
15 20 years um when I was a kid growing
up in Lake you wanted pizza after Shas
there was a guy that sold Pizza in front
of sner on Forest Avenue uh in the back
of a box B and that's where you got your
pizza out the shopas um the towns
changed tremendously and I think all in
all changed it changed for the benit
there are tremendous benefits now in
town um and and there are issues that
that that you know every that we have to
contend with and there issues that will
be that that will be solved there's no
doubt about it um and but if you're
looking to move out of town if you're
looking if you're looking to move to
Jackson or Tom's River the case you have
to be you know be be be respectful be
respectful of of the people that live
there be respectful of the local uh
Municipal land use laws and get involved
if you have questions about you know
sidewalks or anything else you know get
involved go to the council meeting talk
to the council people talk to the Mayors
um and uh and that's really what's going
to bring uh the the uh the
accommodations that our community needs

you I generally get the buyer what he
wants to buy a house and he already pick
the house where wants to live so
ultimately my U advice to him is that
number one as an attorney I've always
said this and I tries encouraging the
bars to realize that this is a
transaction driven business I'm here at
a transactional attorney I'm here to
help the buyer actually reach his goal
and buy his house and therefore it's not
a fight we're not fighting with a seller
or a seller fighting with a buyer we
want to make this work for both people
and get to the point where you want to
be because you've actually signed that
contract so
therefore realize what it is that you're
buying know your limitations what your
budget is understand that there are two
sides of the coin you look at one way
they may look at at the other way but at
the same time we try to realize we try
to realize your dream for you we're
efficient and we realize that 90% of the
world they don't do this every day
they're spending a significant amount of
time money and resources to do this and
we'll explain it to them make sure that
they're doing the right thing for
them
um I'm just trying to think I you know
listen to everyone talk I think what I'm
going to say as a closing statement um
there's really a lot to discuss um but I
think I just want to sum it up with just
maybe two points number one people weong
in Realtors a lot and it's important for
buyers to know and sellers the Realtors
aren't attorneys they aren't mortgage
brokers their job is to know as much
information as possible the for and
refer them to the professionals so I
mean I know profession at Imperial we
always make sure to refer the people to
the Professionals in that field so they
can get the information and they can
understand it's very important to know
that the second thing is and I I was
sure that question is going to come
people ask all the time how's the market
it's going up it's going down what is
the time to buy and I think that home
ownership is the best and most
responsible investment but it's a place
you're buying a house to live in and you
should buy it before you pressure buy it
you should buy it you should be smart
about it think about if you can afford
it where you want to live and I just
think all the time the only time to know
when it was the best time to buy is when
it
was because when the prices went up you
know that it was the best time you're
never going to beat the market you have
to be smart when you have to move don't
wait till the last minute when you
pressure it and you just make and I want
