I must tell you.

remedial for the
very professional. Wow.
Wow. Jeff, tell them how long you're
working on this project, the work that
was going in here.
>> Uh, now you starting to see the fruits
of the labor. So,
so we we started this project almost 3
years ago. It was a dream. It wasn't
even my dream. It was someone else's
dream who came up with this idea and he
said, "You want us to come in and get
involved in the project 3 years ago."
And this is the fruition of three years
of of hard work. I know sometimes, you
know, we we kept giving deadlines and we
may missed our deadlines to try to
accomplish it. We didn't realize what it
would take to actually build a city.
It's a lot a lot bigger to build a city
and we learned a lot, I would say, on
it. But I think where we are today you
can see the fruits of our labor where we
have already 40 houses standing with by
the next school year where we have 200
houses standing with standing and a
shopping center mashem. So
>> when you say a shopping center do you
mean a full shopping center?
>> Full shopping center
>> like what a clothing store is the stores
that are involved in getting in there. I
don't know. I can't attest to the stores
that are going to be involved and going
into the space. The actual building the
shopping center itself the building
should be standing right.
>> Wow. That's besides grocery store
supermarket.
>> Correct. Wow. Meaning to say
basement
on fix ready day one.
>> That's unbelievable
in history.
I don't think
Wow. We talk about the prices.

>> 460

developing.
Easy.
Wow. Wow. Wow.
do apart from a development right apart
from a community.
So the development obviously is Zandlu.
Yeah.
>> So basically this circle how many houses
are going to be in the first phase in
the first circle. 200 houses and when is
it being ready?
>> Next year.
>> It's next year El and the school year.
200 houses ready to move in.
>> Absolutely.
>> So this is phase one and it goes around
this lake here.
>> Around this lake.
>> Beautiful lake Hick.
>> But you only built built 55, but you're
saying they're coming up quick.
>> Very quick. 2 and a half months takes to
build out here.
>> Wow. From scratch to finish.
>> Start to finish. Three and a half
months. Wow.
Beautiful. So this a phase one and then
phase two, three, four is that way.
>> So yes
goes more towards the back as well.
Elevated
>> and it's all enclosed besides no
trespassing. It's a private.
>> Exactly.
>> Wow.
>> So it's going to be three entrances in
the tire side.
>> Beautiful. And security.
>> Yeah.
>> It's amazing.
I'll take you into one of the houses you
see on a lake. It's beautiful. It's so
peaceful. I have to show it to you.
>> Let's go.
>> So, I'll take you on both sides. You'll
see. But this is out lake. I'll take you
in. You see out of the kitchen window.
>> So, these lakes are man-made lakes.
>> Yeah, absolutely. So, the circles do
lake. Let's go inside the kitchen
window. Wow. This is This is the view
from the kitchen window.
This is not a road, by the way. This is
a temple area.
>> So, it's going to be grass in the back.
Yeah,
>> it's gorgeous. She does look food.
>> Wow, that view.
>> More.
>> There's the option of the attics. You
have to see an a window from the attic
overlooking the lake. It's beautiful.
Okay, so now we're by the sew treatment
plant. And obviously, the town couldn't
provide us with so much enough sewer f.
They didn't have the infrastructure for
it. So, we had to build our own sew
treatment plant.
cost our master
>> millions of dollars
>> millions of dollars just because
>> millions millions and again the it's
it's a whole system it's not only this
plant it's still coming right outside
the bars is still coming another whole
structure that's a backstation it's
people don't understand but it's a lot
of work
to use a bathroom
>> but it's but it's but you built your own
sewer systems like that you're good now
>> yep
>> you know unlimited it's not like you
built so you built the infrastructure
right for the community
>> correct
No backups, no nothing. You know, a lot
of communities weren't built like that.
And
boom, they can't hold it.
>> Nope. This can hold it.
>> This can hold this. You spent millions
of dollars on this. Your own sewer
infrastructure here. Wow.
>> Kevin, we have David Brusher, the
banker, who came out here today. So,
when we're talking about mortgages and
down payments, what do you say about
that?
Well, for this project in particular,
we're rolling out something that we do
across the country and a lot of other
projects that are not nearly as
spectacular as this one. Here you have
great location. The product is
excellent. And what we're we're looking
to deliver is what the way we do what we
do is we deliver on a rate that's
significantly below market. I can't say
exactly what the rate is. It's not for
public yet, but it's going to be
spectacular.
>> Not 6 7% like in New York City. Oh, it's
going to be significantly lower. Maybe
as much as 2% lower.
>> Wow.
>> But uh but you know, and but a lot of
things are going to happen between now
and and when we start closing. There's
also talk about a 50-year uh fixed rate
mortgage that will trump Trump's new,
right? That'll continue to bring down
payments. And then as far as down
payment is concerned, we're working
closely with the developer to create
it's called sellers concession things
like that where kind of uh limits the
amount of down payment that's required.
>> Up to how much? Up to zero possibly.
>> Zero is not really possible unless we
can get uh like a grant or something
like that which we are working on. But
the minimum down payment requirement
would be 1% of the purchase price. But
you shouldn't take that to the bank
because you could still put down more
money which would which would lower your
payments etc. So I advise everybody to
put down somewhat of a down payment but
we will work with every borrower to
figure out something that makes sense
for them.
>> Amazing. Thank you.
>> [singing]
>> It is gorgeous. Amazing.

>> It's unbelievable.
>> Yeah. It's unbelievable. It's like
next level.
>> It's next level.
>> How do you feel when you have when you
when you have a dream and it comes true?
>> It's it feels good. It's like we do a
lot of work throughout the country. We
have projects in 18 different states.
>> 18 different states
>> architecture side.
>> But to to do what we tried to accomplish
here and hopefully that it works the way
we tried to accomplish it is not just
about a project. It's about what it what
it can do for Yiddish, which is really
what the goal was.
>> If we pull this off right, I believe in
that goal that we tried to accomplish is
the key.
>> And if we do that and being a new place
for to live and be to do and we have to
be to learn is is ultimately the key.
Pull that off and we accomplish a lot
more than what we set out to accomplish.
>> Wow. See, I'm going to pose for a
picture here. Yeah. Okay. Get into the
picture.
